Retail Property - Largest Next in Ireland to open at Liffey Valley

Next is to open its largest Irish store so far at the Liffey Valley Shopping Centre on the outskirts of Dublin. The fashion retailer is upgrading from its existing 8,935 sq ft (830 sq m) unit into a 32,290 sq ft (3,000 sq m) anchor store.

Landlord Morley Fund Management has pre-let the space to Next on a 25-year lease at EUR1 million (£704,100) a year. The letting forms a key part of Morley's planned reconfiguration of the East Rotunda at Liffey.

Planning consent has already been granted, and work will start shortly to develop the two-storey unit, which will replace four existing ground-floor units. Next is expected to open in spring 2004.

The 450,000 sq ft (41,805 sq m) Liffey Valley Shopping Centre has an annual footfall of more than 9 million people.

It is managed by Morley on behalf of owners CGNU and Grosvenor. CB Hamilton Osborne King and Strutt & Parker are joint letting agents.
