Property News - Partners line up for new retail park in Manchester

Manchester City Council and Pillar Property have joined forces to develop a new£100 million retail park at Cheetham Hill, Manchester.

The Manchester Fort Shopping Park will comprise 320,000 sq ft (29,725 sq m) of retail space, with 1,200 car parking spaces.

Five units totalling 167,000 sq ft (15,515 sq m) of retail space have already been pre-let to tenants, including a new 104,000 sq ft (9,661 sq m) B&Q Warehouse and units for Next, Borders, Mamas & Papas and Comet.

The flexible format means units will range from 1,500 sq ft (140 sq m) to 20,000 sq ft (1,860 sq m) to attract high street retailers.

Work is already under way on the 24-acre site on the A665 Cheetham Hill Road, and the first phase of the 220,000 sq ft (20,438 sq m) development is due for completion in July 2004. The second phase will be completed in March 2005.

Pillar director Christopher Newns said: 'Manchester Fort will add another prime asset to our portfolio of retail parks across the UK, and we intend the scheme to be of the same calibre as our existing prime shopping parks such as Fort Kinnaird in Edinburgh and Fosse Park in Leicester.

'The strong interest from High Street retailers in the Manchester Fort Shopping Park reflects the continuing shift in customer demand towards easily accessible out-of-town retail parks.'

Parlison Properties is coordinating the development on behalf of Pillar.

FPD Savills, Wilkinson Williams and Morgan Williams act for Pillar, with GVA Grimley acting for Manchester City Council.
