It has taken a 1,120 sq ft (105 sq m) unit in the centre, which opened in March last year.
Modus leasing director Nigel Poad said: “To have only one unit left in the scheme is both fantastic and frustrating at the same time. I am not aware of many new schemes that have occupancy levels as high as Grand Arcade and we are working hard to get it to 100 per cent as soon as possible.”
The centre is anchored by Debenhams and is home to Marks & Spencer, H&M, Topshop, HMV and Next.
