Retail Property - The Junction draws up plans for Oldbury

The Junction Limited Partnership has lodged a planning application for a major retail and leisure scheme at Oldbury in the West Midlands, which could amount to a£100 million investment in regeneration in the town with 42,760 sq m of new development.

The 15.3 acre site on Oldbury Ringway was assembled by Capital & Regional and Easter & Arun, which won planning consent for a 32,000 sq m retail scheme, including a multiplex cinema. However, planning delays led the cinema operator to pull out. Now the site has been transferred into The Junction, which is managed by Capital & Regional on behalf of investors, including Morley Fund Management.

The scheme will be anchored by a 12,310 sq m B&Q Warehouse, supported by a 7,430 sq m non-food store and 8,360 sq m of bulky goods retail.

Leisure is also integral to the plan, with a 2,000 sq m health club, nine outdoor five-a-side football pitches, an ice and roller skating rink, sports bar, restaurants and offices.

In keeping with the standard for all Junction parks, the scheme will also include the Pod - a 1,000 sq m central services building, with a climbing wall, coffee shop, toilets, management suite and outdoor retail.

The Junction chief executive Andrew Lewis-Pratt said: 'The application is the culmination of six years work. The leisure facilities are unique and will help make Oldbury the place to shop, meet, eat and play.'
