Retail Property - Gunwharf Quays submits plans to complete site

The Berkeley Group has unveiled yet another phase to its Gunwharf Quays regeneration project on Portsmouth Harbour, with a planning application for a mixed-use extension, including an additional 1,420 sq m of shops.

The two applications submitted by Berkeley include 465 residential units, a 920 sq m conference centre and 495 sq m children's nursery. The scheme will also have a 225 sq m external play area, together with 1,420 sq m of shops.

The Berkeley Group has commissioned architect Broadway Malyan to design the proposed new development, which takes the form of two new buildings.

One comprises 120 affordable and 38 owner-occupied homes, nursery, conference and function centre, while the other comprises 307 owner-occupied homes with ground floor retail.

The proposals complete the remaining undeveloped sites at Gunwharf Quays, although Berkeley is understood to have explored the possibility of extending Gunwharf further onto adjoining land to capitalise on the scheme's success.

Subject to planning permission, construction will commence in the spring with completion due in 2005.
